About Eveson Property Group
Eveson Property Group (company number 17236960, registered office TMS Business Centre, Orpington, BR5 3QB) is a property deal sourcing business. We identify, vet and package off-market residential investment opportunities — including BRRR, flip and buy-to-let deals — and introduce them to investors.
We are not an estate agent, financial adviser, mortgage broker or solicitor, and nothing on this website or in our communications should be read as advice in those areas.
Our Service
When you register your investment criteria with us, we will:
- Look for opportunities matching your stated location, budget, strategy and yield requirements;
- Carry out our own due diligence on any opportunity before presenting it, including sold comparables and an indicative refurbishment or exit assessment;
- Present opportunities to you as a written deal pack, including our fee;
- Introduce you to the vendor or their agent if you wish to proceed.
We do not guarantee that any particular deal will be found within a given timeframe, or that any deal will achieve a particular return. Property values, rental income and refurbishment costs can all move against as well as in your favour.
Fees
Our sourcing fee is agreed with you in writing before any deal is presented, and is disclosed as part of every deal pack. We do not take an undisclosed fee from both sides of a transaction. Any fee payable by you is confirmed before you are under any obligation to proceed.
Client Due Diligence & Verification
As a business supervised by HMRC under the Money Laundering, Terrorist Financing and Transfer of Funds Regulations 2017 (registration XDML00000222518), we are required to verify your identity and, in most cases, the source of funds you intend to use, before a transaction can proceed. We will ask you for identification and supporting documents at the appropriate stage, and we cannot progress a transaction until this is complete.

Nothing we provide constitutes financial, legal, tax or investment advice. We strongly recommend that you take independent advice from a qualified solicitor, accountant or financial adviser before committing to any property transaction. Past performance of any strategy, area or property type is not a reliable indicator of future results.
Cancellation
You may withdraw your instruction to us at any time by notifying us in writing. If you cancel after we have presented a deal you have agreed to proceed with, any fee already earned in line with our agreed terms for that deal may still be payable. This will always be set out clearly and agreed with you in advance.
Liability
We take reasonable care in vetting and packaging the opportunities we present, but we cannot guarantee the condition, title, or future performance of any property, and we are not a substitute for your own independent legal and financial due diligence. Nothing in these terms limits any liability that cannot lawfully be limited or excluded.
Complaints
If anything about our service falls short, please see our Complaints Procedure, which explains how to raise a concern with us and how to escalate to the Property Redress Scheme if needed.
Governing Law
These terms, and any engagement with Eveson Property Group, are governed by the law of England & Wales, and are subject to the exclusive jurisdiction of the courts of England & Wales.

We may update these terms from time to time. Where you have an active instruction with us, we will let you know of any material changes that affect you.
